Construction is underway on SAMM Developments’ mixed-use business complex near Pearson Airport in Toronto.

The $104-million, 335,650 square foot mixed-use business complex at 600 Dixon Road will expand the existing Holiday Inn Toronto Airport East.

Towerhouse Construction is managing construction, expected to be completed by spring 2024.

The new complex will consist of an 11-storey above-grade Staybridge Inn hotel and a commercial centre, with two new underground parking levels and an atrium connecting with the existing hotel.

Along with retail and commercial space, a restaurant, and three floors of office space, the atrium will feature skylights and be designed to resemble an indoor courtyard with seating areas and greenery. It will also include a breakfast area and lounge, café and retail space.

The mezzanine and levels 2, 3 and 4 will create a total leasing space of 600 to 750 square-foot modules that can be combined to create larger spaces and a banquet hall will be built on the penthouse level. Floors 5 to 11 will house the new 136,464 square-foot Staybridge Inn with 193 long-stay hotel suites.

The building will be constructed to meet the TIER-1 Toronto Green Standard, with sustainability features including the thermal effectiveness of the building envelope with insulated window and exterior walls and roofs; mechanical energy strategies such as high-efficiency mechanical systems to be specified (boilers and central plant); energy-efficient light-emitting diode (LED) fixtures and occupancy sensors; and an overall building design that meets Toronto Green Standards, providing green roof and bird-friendly design to avoid bird collision to the windows.

The Toronto Green Standard is the city’s sustainable design and performance requirements for new private and city-owned developments.
